A three-part docu-series is debuting at the National Tiny House Jamboree next week in Colorado Springs.

Living Tiny Legally is a three-part documentary series featuring exciting case studies of how a handful of cities from all over the country are making legal tiny housing and legal tiny house communities, a reality.  This series provides an illustrative resource for those seeking to bring tiny housing to their city but don't know where to start.

Living Tiny Legally demystifies the local planning and zoning regulation process by providing an inside look into the steps that go into creating new zoning ordinances, and how zoning and building codes must work together to create legal housing placement, or tiny house parking.  Learn about alternative approaches to tiny house parking and about planned tiny house communities across the country.

"Recently, Washington County removed the square-footage requirement for single-family dwellings.  While the previous minimum size was 800 square feet, home builders must still abide by the county building codes.  Tiny houses are allowed in residential zones in the county as long as they are on a foundation and hooked up to utilities.  According to county building codes, dwellings must have a least one habitable room that shall have not less than 120 sq feet of gross floor area.  Bathrooms don't count into this total, but both a bathroom and kitchen are required.

"I don't know why we have a minimum size home, " Washington County Commissioner Zackary Renstrom said before approving changes that affect home sizes at a regular commission meeting on July 19th (2016).  "If someone wants to live in a 200 square foot-home, I don't know why we care."

Tiny homes built to be mobile with an axle and wheels are now classified as park model recreational vehicles and are allowed as a conditional use in recreational grounds and facilities and campground projects.  However, they are not allowed on residential lots, Messel said."

The American Tiny House Association has drafted construction guidelines, but is now in process of leading the effort to standardize these through ANSI.  In order to gain acceptance by zoning and planning boards nationally, THOW's must be recognized as safe and in keeping with accepted standards.  Currently, RV's have ANSI standards, but are designed for recreational living, not full time residences.
